Board News
Spring is here! That time of year when we bring winter hats and boots as well as short sleeves and sunblock just to leave the house.
One of the goals the Board has is neighbors getting to know each other. Some ideas the board has are a neighborhood wide garage sale, spring clean-up, and a neighborhood picnic. If anyone is interested in serving on a committee exploring and setting up these events or events like this, please let us know by completing the survey below.
In 2024, the Michigan Legislature passed the Homeowners’ Energy Policy Act. This act has a few direct effects on the community. Although the bylaws don’t directly ban energy improvements to co-owners houses, if they did, those bylaws would be invalidated by the Act. It also mandated that all HOA’s adopt, by April 2nd, 2026, language in their bylaws on handling such improvements. The board has adopted the required policy, and it has been added to the “about us” page of the website.
Our association is responsible for maintaining the mailbox clusters throughout the neighborhood. The board is planning a mailbox maintenance project this summer. This will mostly involve refinishing the units to prevent rust and prolong their life. We will send out more information if/when your mailbox will be affected.
The Board would like to remind the community that the Maplewood Farms Facebook group is not administered, monitored, or associated with the Board of Directors. Any information shared there should be seen as “between neighbors.” To contact the board or request information please reach out through our Management Company, Pinnacle.
County Cleanup Days
Washtenaw County Cleanup Days are events where residents can recycle and dispose of many household items including electronics, household hazardous waste, bulky waste, appliances, and scrap tires. Each year, multiple events are held at different locations in Washtenaw County.
Registration is required to attend any County Cleanup Day. The specific location will be provided after registering. All events are 9:00 a.m.-1:00 p.m.
- April 4 in Pittsfield Township – Registration opens February 23 at 9:00 a.m.
- June 27 in Northfield Township – Registration opens May 18 at 9:00 a.m.
- August 8 in City of Ypsilanti – Registration opens June 29 at 9:00 a.m.
- November 14 in Scio Township – Registration opens October 5 at 9:00 a.m

Yard Waste
Spring is here. Soon the smell of freshly cut grass and mulch will be in the air. With lawn and garden maintenance comes waste in the forms of grass clippings, weeds, and branches, just to name a few.
April 10th is the first day for yard waste pick up. This service is provided by the city and runs until the first week of December. Yard waste needs to be placed at the curb, 4ft from your “rubbish,” in disposable yard waste bags or 32 gallon containers (no plastic liners or bags) clearly marked “yard waste” (Stickers are available from city hall/DPW). There is a weekly limit of 6 bags/containers. A few additional reminders from the city:
YARD WASTE IS:
Grass clippings, leaves, shrubs, fruit and vegetable waste & brush trimmings (under 4 inches in diameter and less than 4 feet in length).
YARD WASTE DOES NOT INCLUDE:
Sod, pet waste, dirt, rocks, trash, root balls, branches (over 4 inches in diameter and longer than 4 feet in length).
LARGE BRUSH PICKUP
ADVANCE CALL REQUIRED. Call WM in advance at 866-797-9018 to schedule curbside collection of large brush defined as brush generated by non-commercial removal, greater than 4 feet but less than 6 feet in length and not greater than 6 inches.
Where and what are the common areas?
The Maplewood Farms master deed outlines several areas termed “general common elements.” These areas are a part of the community but are not tied to any single dwelling. A portion of association dues goes toward the upkeep of these areas.

The general common elements as outlined in the deed are:
A: Northwest Drainage Basin (Northern General Common Element)
B: Park and wooded area (Northern General Common Element)
C: Maple Road Berm
D: Southeast Drainage Basin
E: Tot Lot
While termed “park” in the master deed, that area is a grassy field. Maintenance access to these areas is granted through easements in the master deed. A walkway easement to the northern elements exists between 1473 & 1479 Maplewood. An access to the Tot Lot is between 1365 & 1371 Maplewood. Private easements for utilities also exist between 1453 & 1461 Maplewood, 1510 & 1532 Wood Ct, and 1421 & 1435 Middlewood.
